Aurora Community Information

Known as the "Gateway to the Rockies," the city of Aurora comprises the eastern portion of the Denver metro area. Ranked the third largest city in Colorado, nearly 311,000 residents make Aurora their home. With its focus on building livable, full-service neighborhoods, Aurora has developed 450 intimate communities featuring a wide range of real estate options for all income levels. According to Metrolist Inc. market-area data from May 2009, Aurora features some of the lowest resale1 prices for single-family homes and condominiums. The most affordable single-family average home sales prices were found in southern Aurora ($92,230) while some of the most affordable condominium prices were in northern Aurora ($74,642) and southern Aurora ($89,638). The average condominium price is $142,203 and the average single-family home costs $180,508. Executive style homes ranging from $1 to $2 million are found in new developments in Southeast Aurora near the E-470 beltway.

Aurora residents enjoy a lower cost of living than most major cities, pay lower water utility rates, and lower natural gas and electrical rates. Aurora also ranks higher in after-tax income than many cities across the country. Aurora residents also benefit from living in close proximity to Denver International Airport and multiple interstate highways, two major rail lines and an expanding mass transit network. These transportation options provide easy neighborhood access to shops and businesses, recreation, cultural offerings and travel. Located at E-470 and Smoky Hill Road, Aurora´s newest retail destination, Southlands, features an outdoor, main street style mix of 150 national retailers, restaurants and office space and hosts numerous annual events.

Recreational opportunities are abundant in the city. Aurora boasts 122 municipal parks, three reservoirs and seven municipal golf courses, among them Saddle Rock, recognized as one of Golf Digest´s Top 10 courses. More than 6,000 acres of open space and natural areas are managed in Aurora. The area´s wildlife and ecosystem are the focus of hikes and nature programs at The Morrison Nature Center, located along the Sand Creek Greenway while 1,100 acres of native prairie are preserved at The Plains Conservation Center. In addition to its natural setting, Aurora´s cultural history is captured through a permanent exhibit at the Aurora History Museum, where life in the American suburb is explored four times annually in temporary exhibits. The East End Arts District, a collaborative partnership of artists, businesses, residents and the city of Aurora, includes numerous galleries and public art displays. The Aurora Fox Arts Center, another cultural gem is not only the city´s performing arts center but also one of Aurora´s historical landmarks dating back to 1946. This former movie theater opens its doors for performances from professionals to local children´s groups.

The city´s pro-business attitude has resulted in the aggressive recruitment of aerospace and bioscience firms to the area. The former Fitzsimons Army Medical Center in Aurora also has been transformed into the Anschutz Medical Campus as part of a 20-year, $4.3 billion redevelopment that includes The University of Colorado Hospital, Children´s Hospital and the Fitzsimons Life Sciences District.

Aurora School Information

Education in Aurora is plentiful with nine colleges and universities, as well as several private K-12 education institutions. Public education options include Aurora Public Schools (APS) or the Cherry Creek School District. APS is the city´s original and most diverse school district and has received several National Blue-Ribbon School Awards. APS also offers customized programs, including Help for Working Parents and a School/Business Partnership Program. Every school is scheduled to receive improvements based on a $225 million bond approved by voters.

More than 43,000 students are enrolled in Cherry Creek School District, the fourth-largest in the state, and one of the top-performing in Colorado. Several schools in the district have been recognized by 5280 Magazine as "Denver´s Top School´s," based in part, on graduation rates, the Colorado Department of Education´s school accountability rankings and standardized test scores.
