Washington Park Real Estate & Community Information

Considered one of Denver's premier real estate gems, Washington Park ("Wash Park") gets its namesake from the 165-acre park that creates a border between East Washington Park and West Washington Park. Known for its mix of bungalow and Victorian style homes, Washington Park, one of Denver's oldest neighborhoods, is sought after by people of all ages. The average price for a condominium is $294,506 and the average price for a single-family home is $552,217. According to 5280 Magazine's 2009 Real Estate Report, East Wash Park was one of eight Denver neighborhoods that saw the highest average sale price increase in 2008. The average price of a home sold here was $705,000, an increase of 8 percent from 2007.

The Washington Park Home Tour, held annually in May, showcases several distinctive homes in East Wash Park and benefits area students at Steele Elementary School. From the historic homes to those with newly styled architecture, the home tour is a popular destination for the building, remodeling and interior decorating ideas it highlights. In the fall, Washington Park West also hosts an annual home tour that features a glimpse of seven area homes. An annual garden tour includes small and large garden styles, including xeriscaping and water features.

Wash Park (named after George Washington) is a natural and recreational paradise. People from all over the city gather here at all times of the day to run and walk on several trails, play on the tennis courts or on one of the playing fields, or simply enjoy the scenery of the park's two lakes and 54 flowerbeds. Special events are held annually at the restored boathouse. The Wash Park recreational center includes an indoor pool, gymnasium, weight room, and classes for all ages.

Residents of Wash Park not only enjoy the benefits of recreation at the park, but also the mix of shopping and dining options available - within walking distance - on Old South Gaylord Street, one of the oldest business districts in Denver, and Old South Pearl Street, where a number of businesses, boutiques and restaurants are found. Both areas host year-round events, including street fairs, a farmer's market, and special holiday activities for families.

Wash Park also isn't far from Cherry Creek North, a high-end shopping district with 320 boutiques, restaurants, spas, salons and other specialty services. World-class shopping is also found at Cherry Creek Shopping Center, home to Nordstrom, Sak's Fifth Avenue and Neiman Marcus, along with Elway's Restaurant and 169 other shops, restaurants and services. Cherry Creek Shopping Center is consistently ranked as one of Denver's top tourist destinations for its world-class shopping.

Centrally located near downtown Denver, residents in Wash Park have easy access to destinations north and south via I-25 and light rail.

Washington Park School Information

Denver Public Schools (DPS) and numerous private and charter schools provide education to students living in Wash Park. In DPS, the current student enrollment is 75,269 in a total of 152 schools: 68 Elementary, 18 K-8, 16 Middle Schools, 15 High Schools, 21 Charter, 6 Alternative, and 8 Other.
